Mill Creek Residential awards Modera Biscayne Bay to DAR

DAR Finish Specialties, Inc. has been awarded subcontract from Mill Creek Residential to furnish and install doors, frames, door hardware, running trim, bathroom accessories, mirrors, shower enclosures, and postal specialties for Modera Biscayne Bay Apartments. The 28-story tower will be set on a 2-acre site at 412 and 436 N.E. 22nd St. in Edgewater.

"Unity on the Bay has sold its church along Biscayne Bay in Miami’s Edgewater to Mill Creek Residential, which plans to build a $120 million apartment tower.The deed listed the price at $29.9 million.

Wells Fargo Bank awarded a $74 million construction loan to the buyer.Greenberg Traurig attorneys Ryan D. Bailine, Gavin M. Loughlin, Marina I. Ross, Ethan B. Wasserman, Eric Fisher, Michael J. Larson, and Marissa A. Neufeld represented Mill Creek Residential in the purchase of the two-acre site at 412 and 436 N.E. 22nd St. Unity on the Bay worked with attorneys from Berger Singerman and Newmark Knight Frank brokers Michael Lapointe, Adam Greenberg, Michael Lohmann and Scott Gordon.

The buyer previously secured approval for the 28-story Modera Biscayne Bay. Designed by Corwil Architects, the tower will have 296 apartments, 11,000 square feet of retail and 432 parking spaces. There will be 12,000 square feet of amenities, including a rooftop pool deck, a fitness center, a dog park, a pet spa, a business center, a theater room, and a lounge.

Jeff Meran, senior managing director of Mill Creek Residential, said they plan to break ground within 30 days.
